For builders and trade contractors working in Kennesaw and north Cobb. Job costing, WIP schedules, bonding support and tax planning from a licensed CPA firm, in English or Spanish.
Kennesaw grew about 14% between 2020 and 2025, to roughly 38,000 residents by the Census Bureau's estimate, including a jump of nearly 2,900 people in a single year. New homes and new development mean impact fees, new code editions and more jobs open at once. We set up job costing that captures those costs by job, a WIP schedule that ties to your books, and the CPA-prepared statements banks and sureties ask for.
The Kennesaw Market
What's changing in Kennesaw's construction market?
Growth, in a city that had been holding steady. The Census Bureau's estimates show Kennesaw at 33,231 residents at the 2020 base and 37,970 in July 2025. Most of that came at once: the city added about 2,865 people between July 2023 and July 2024 alone.
The city is building too. Kennesaw opened its new 25,000-square-foot Public Safety Facility at 3074 Moon Station Road on September 23, 2026, paid for entirely with SPLOST money. It pulls police operations under one roof, replacing part of City Hall and a former Cobb County fire station from the 1950s.
And the rules changed this year. Kennesaw Building Services lists a new set of mandatory codes effective January 1, 2026, including the 2024 International Residential Code and International Building Code with Georgia amendments and the 2023 National Electrical Code. New code editions change details that end up in your bids, so estimates built from old jobs deserve a second look.
Permits and Fees
Is the job inside Kennesaw city limits or in Cobb County?
Check before you price it. Kennesaw's Building Services department, at 3080 Moon Station Road, handles permits, inspections, land disturbance permits and impact fees inside the city, and it tells anyone unsure whether a property is inside city limits to call 770-429-4554 or email permits@kennesaw-ga.gov. Cobb County Community Development is listed separately for county matters.
The city also notes that impact fees apply only to new development. On a new house or building that's real money, and it belongs in that job's cost, not buried in overhead. We code permit, impact fee and inspection costs to the job, so your margins by job are honest and your next bid starts from real numbers.
Worked Example
How do underbillings shrink bonding capacity?
Sureties usually start with the smaller of your working capital and your equity and apply a multiple, often somewhere between 10 and 20 times for your total program. Here's what happens when a surety discounts $150,000 of underbillings it doesn't trust, using a 10x multiple to keep the math simple.

One adjustment cut $1.5 million of capacity. The fix isn't clever accounting. It's billing on time, keeping underbillings small and explainable, and a WIP schedule the underwriter believes. Plug your own numbers into our bonding capacity calculator, or read how bonding capacity works.

Who issues building permits in Kennesaw?
Inside city limits, Kennesaw Building Services at 3080 Moon Station Road handles permits, inspections, land disturbance permits and impact fees. If you're not sure a property is inside city limits, the city asks you to call 770-429-4554 or email permits@kennesaw-ga.gov.
Which building codes apply in Kennesaw in 2026?
Kennesaw Building Services lists mandatory codes effective January 1, 2026, including the 2024 International Residential Code and International Building Code with Georgia amendments and the 2023 National Electrical Code with Georgia amendments. Check the city's Building Services page for the full list.
Why would a surety cut our bonding capacity?
Usually because it doesn't trust part of your balance sheet. Underbillings, old receivables and thin working capital are common targets. Since capacity is a multiple of the smaller of working capital and equity, every dollar the surety discounts can cost you ten or more dollars of bonding.
Should impact fees go in job cost or overhead?
Job cost. Impact fees, permits and inspections are tied to a specific project, and Kennesaw notes its impact fees apply only to new development. Putting them in overhead makes new construction look more profitable than it is and throws off your next bid.
What does construction accounting cost in Kennesaw?
We scope it to your company instead of billing by the hour. A monthly engagement for a $1 million to $5 million contractor usually covers bookkeeping, job costing, the WIP schedule and tax planning. The first 30-minute consultation is free.
